A confidential client retained KEY to prepare a Land Development Plan Application for a self-storage facility on an approximate 4-acre parcel in Allegheny County, Pennsylvania. The property is located in the M-2 (Manufacturing) zoning district. The project will be developed in two (2) phases. The initial phase will have five (5) single-story buildings with a combined 20,000 sf of storage space. These buildings will be slab on grade structures constructed primarily of steel. The second phase will consist of a three-story, 30,000 sf climate controlled building. This structure will also be a slab on grade and constructed of steel, concrete, glass and brick veneer. A subsurface detention system was designed to control post-development stormwater flows to pre-development conditions.
