Impacted Property Redevelopment

Success in impacted property redevelopment is measured with both parties being satisfied with the negotiated outcome. KEY assists our “buy side” clients by providing Environmental Site Assessments (Including ASTM compliant Phase 1s). We also complete engineering reviews of the project to support our client’s negotiations.

KEY has assisted our clients in ascertaining a true evaluation on their long-term financial obligations. This has assisted the acquiring firm in funding, insurance, and contractual obligations required to protect both the environment and corporate balance sheets.

After the sale is closed, KEY and our affiliates assist our clients with the permit transfers, regulatory negotiations, sampling, groundwater management, and development of engineering plans for site remedial actions.

Managing long-term environmental liabilities requires maintenance and financial discipline to insure the regulatory and community impacts are met. KEY supports these efforts by evaluating the property, using creative remedies, and engaging all of the stakeholders.

Once the “ink has dried” on the agreements, KEY’s geologists, engineers, regulatory experts, and scientists begin investigating, evaluating, and designing environmentally protective systems. Our affiliate Field & Technical Services can immediately provide support for day-one requirements for sampling, system operation, and site compliance.

On one project, KEY’s evaluation of historic documents not only uncovered previously undocumented liabilities but also provided critical evaluations of possible future groundwater considerations. This discovery provided our client with the information to ensure appropriate financial obligations were achieved in the final negotiation.
